INFORMATION NOTES FOR PROSPECTIVE TENANTS

Should you have any queries regarding any aspects of renting property, please enquire. All properties are subject to the completion of an Assured Shorthold Tenancy Agreement.  Formal consent by the Landlord, & subject to receipt of satisfactory references.

Applicants Criteria - Minimum age of 18 yrs, full names of all applicants over age 18yrs, employed, provide acceptable identification, and confirmation of address.

We are required by law to carry out a Right to Rent check on all occupiers over the age of 18 years, irrespective of whether

they are a tenant or a permitted occupier.

References required are:

Employment status, current and the past 3 years

Previous Landlords or landlords agents written reference

Personal reference - May be required  from Solicitors, Accountants , if Self employed and /or Selling property, or in transit.

Credit Reference - £20.00 per person (Non refund. May be required, (with applicants consent)

Bank references.


Rent is payable calendar monthly in advance. A deposit of an equal amount to one month’s rent will be required in advance, subject to the terms of the tenancy Agreement.

Deposits are subject to the governments approved scheme (Housing Act 2004).

Our Scheme is regulated by Tenancy Deposit Solutions Ltd  www.mydeposits.co.uk  the Fee is £25.

Having found a suitable property  your interest needs to be registered with our office. Each applicant will be asked to complete a Tenancy Application Reference Form, which should be returned to us, as soon as possible.

When satisfactory references have been obtained and the landlords consent has been provided, we will prepare the necessary Tenancy Agreement and the inventory/annexure and forward to you for your approval.

If a property is withdrawn at any time, we accept no responsibility for any costs or inconvenience suffered by the applicants. All adults will be named on  the Tenancy Agreement and those will therefore be fully and jointly responsible for the Property under the terms of the agreement.

During the term of the Tenancy, the tenants are usually responsible for payment of the utilities and services at the property. This will include gas, electricity, water rates, oil, council tax, Telephone, TV License, and any charges associated with the usage of cable or satellite systems.

You are responsible for keeping the property and its contents in a clean and tidy condition. As a tenant you are responsible for replacing everyday items such as light bulbs, florescent tubes and starters, vacuum bags, batteries for smoke detectors.

You should not carry out any re decoration to the property or disfigure walls/plaster with hanging pictures without the landlords consent.

Landlords do not permit smoking in the properties, No pets are allowed without the

written consent of the landlords, (which usually requires an additional deposit)

The property and contents must be thoroughly cleaned at the end of the tenancy and all keys returned, valid payment receipts from, Gas, Electric, Water Utilities.

 

TENANTS FEES

PRIOR TO TAKING POSSESSION OF THE PROPERTY
